EPDM Flat Roof Replacement and Roof-Deck Restoration in Hoboken, NJ

Hoboken, NJFlat Roof InstallationOctober 2026

EPDM flat roof replacement in Hoboken, NJ included a full tear-off of the affected roof assembly, new plywood decking, new roof insulation, localized framing repair, and a new black EPDM membrane with renewed parapet, chimney, skylight, and pipe-penetration flashing.

Project summary

This scheduled roof replacement restored a residential multifamily property in Hoboken, Hudson County, NJ 07030. The building has multiple connected low-slope roof sections, parapet walls, masonry transitions, skylights, roof penetrations, and closely spaced neighboring buildings. The approximate project area was 1,500–2,000 square feet.

Tight urban access made material handling and debris removal more difficult. The occupied property remained an existing residential building while the work was completed in stages over multiple days during September 2026.

Problem found

The old flat-roof system had extensive age- and water-related deterioration with active moisture intrusion. Water had damaged portions of the old plywood, insulation, and wood framing. The worst conditions were concentrated near perimeter walls, masonry transitions, roof penetrations, skylight and curb areas, and other locations where the previous repairs had not corrected the underlying problem.

The existing insulation was dirty, compressed, and moisture-damaged. Because the deterioration extended below the membrane, a surface repair was not sufficient. The affected roof assembly had to be opened to the framing, rebuilt, and waterproofed as a complete system.

Work completed

  • Removed the old roofing materials and opened affected areas down to the structural framing.
  • Removed deteriorated plywood, damaged insulation, and unsound roof materials.
  • Inspected the exposed wood framing and completed localized repairs where required.
  • Installed new exterior-grade plywood decking over the repaired roof structure.
  • Installed new roof insulation below the membrane system.
  • Installed a new black EPDM single-ply rubber membrane across the connected low-slope roof sections.
  • Joined and sealed EPDM membrane seams and completed perimeter membrane flashing.
  • Installed new EPDM boots and flashing at pipe penetrations.
  • Flashed parapet walls, masonry transitions, chimney areas, skylight curbs, and other roof penetrations.
  • Protected the occupied property and coordinated the work over several stages and multiple days.

Materials and flat-roof details

The primary waterproofing material is a black EPDM rubber membrane selected for the large connected low-slope roof. The rebuilt assembly also includes new plywood decking, new rigid roof insulation, EPDM flashing membrane, pipe boots, seam materials, bonding adhesive, fasteners, termination materials, sealant, and replacement framing lumber where needed.

The project photos show the membrane integrated at parapet walls, masonry transitions, skylights, curb areas, chimney details, and plumbing penetrations. These transition points received focused waterproofing because they are common locations for recurring flat-roof leaks.

Project result

The deteriorated flat-roof assembly was completely rebuilt in the affected areas. New plywood, new insulation, and a continuous black EPDM waterproofing system replaced the moisture-damaged roof materials. The completed roof shows renewed perimeter flashing, sealed seams, properly detailed pipe boots, and integrated skylight and masonry transitions.

The property was left with a fully replaced low-slope roof system that provides a continuous waterproof surface across the connected roof sections. The customer/property manager was satisfied with the completed work.

Hoboken EPDM flat-roof replacement FAQs

Why was a complete EPDM roof replacement needed?

The existing roof had active moisture intrusion and damage below the membrane, including deteriorated decking, insulation, and localized framing. Surface patching could not correct the full roof-assembly condition.

Was the roof deck replaced?

Yes. New plywood decking was installed in the affected roof areas after damaged plywood was removed and the underlying framing was inspected and repaired as required.

Was the insulation replaced?

Yes. Moisture-damaged and compressed insulation was removed, and new roof insulation was installed below the new EPDM membrane.

Why was EPDM used?

EPDM is well suited to connected low-slope residential and multifamily roofs because it provides a continuous rubber membrane that can be detailed around parapets, skylights, pipes, curbs, and masonry transitions.

How were the parapets and masonry transitions waterproofed?

The membrane was turned up and flashed at perimeter walls, parapets, chimney areas, and masonry transitions. Seams, corners, and termination points were sealed as part of the waterproofing system.

How were the roof penetrations handled?

Pipe penetrations received new EPDM boots and flashing. Skylight curbs and other penetrations were integrated into the new membrane and perimeter flashing details.

Was this an emergency repair?

No. This was a scheduled full replacement and roof-deck restoration project completed in stages over multiple days.

How large was the Hoboken roof?

The approximate project area was 1,500–2,000 square feet across multiple connected low-slope roof sections. Final quantities depend on field measurements and the roof layout.

Can an inspection identify hidden flat-roof damage?

An inspection can review membrane condition, seams, parapets, flashing, penetrations, drainage, skylights, curbs, and accessible roof-deck or interior symptoms before deciding whether repair or reconstruction is appropriate. Learn more about roof inspections and flat-roof installation.
